WHAT THEY NEEDED
Simplot Grower Solutions initially partnered with Marcus Construction to establish a retail site in a growing market. The original plan focused on building a dry fertilizer facility and office space. However, recognizing strong customer demand in the Tulare, SD, area, they expanded the project to include seed, crop protection products, a shop, and a liquid tank farm — ensuring they could fully support the needs of their local growers.

Simplot needed a new ag retail facility to serve a growing customer base in Tulare, SD. Marcus Construction designed and built the dry fertilizer building and served as general contractor for the full site, including a seed and chemical warehouse, liquid fertilizer tank farm, shop, and office spaces.

Spanning 34,494 square feet, this chemical and seed warehouse supports Simplot’s full-service ag retail needs with dedicated spaces for seed, chemical, and equipment handling.

The chemical side features a containment area for safe storage and handling, with bulk chemical tanks capable of filling shuttle tanks or grower-owned tanks. There is also space for packaged chemical totes and equipment.

An interior loading dock connects the chemical and seed sides of the warehouse, enabling smooth and efficient transfer between seed and chemical operations.

The seed side has interior equipment that connects directly to the exterior bulk seed tanks, creating efficient commodity seed treatment and smooth loading operations inside the facility.

The seed warehouse also stores bagged, boxed, and tote seed, along with space for equipment handling and storage.

The 10,000 sq. ft. maintenance shop provides a dedicated space for servicing equipment and features three drive-thru bays with a breakroom.

The liquid tank farm includes eight 53,600-gallon tanks and four 8,000-gallon tanks, allowing Simplot to offer multiple fertilizer grades, adjuvants, and stabilizers to meet grower needs.

With dual covered loadout/receiving bays, a dedicated control room, and an adjuvant building, the liquid tank farm is designed for efficient product handling and quick truck turnaround times.

Simplot’s 2,590 sq. ft. office building anchors the site, providing space for administrative staff, customer service, and day-to-day operations.

A large portion of the office space is dedicated to dispatching and the Bull Pen, supporting efficient coordination of chemical and fertilizer logistics. The layout also includes two private offices and one conference room.

Designed for high-capacity storage, Simplot’s dry fertilizer building features five storage bins with a total capacity of 11,900 tons. The facility includes a covered loadout area and an elevated control room.

Interior stairs lead to the tripper catwalk, providing safe and easy access for equipment maintenance and operations inside the dry fertilizer building.

Marcus Construction took the lead on designing the dry fertilizer building, while Simplot provided designs for the additional facilities.
WHAT WE DESIGNED
Marcus utilized its in-house design services for the dry fertilizer building, while Simplot Grower Solutions supplied designs for all other buildings and systems. As the general contractor, Marcus procured and coordinated the entire construction process for all the buildings on site. This scope of work included site work, mechanical installers, process piping, automation, electrical and water/sewer services. The dry fertilizer facility is an 11,900 ton expandable facility. It features an alleyway with in-floor heating, an impregnation room, elevated control room, enclosed load-out and receiving areas. The liquid fertilizer storage and blending facility has a dual covered load-out/receiving area, allowing multiple fertilizer grades to be loaded into a truck during load-out, along with additional adjuvants and stabilizers. The site also includes dual 15,000 square foot chemical and seed warehouses. The seed warehouse has exterior bulk seed bins, bagged, boxed, and tote seed storage inside. This building features an interior loading dock that connects the two buildings. On the chemical side, the bulk chemical tanks are capable of filling shuttle tanks or grower-owned tanks, and packaged chemical totes are also available. Additionally, the site includes a 10,000 square foot maintenance shop with three drive-thru bays and a 2,590 square foot office. This comprehensive approach ensured that all aspects of the project were handled efficiently and effectively, meeting Simplot’s needs and expectations.
